Every file on this store is a verbatim cut of a public record. This page says where each one comes from, what the publishing agency says about using it, and what each file is missing. Read on 2026-09-08 from the agency's own page or its own metadata record; the quotes are theirs, unedited.
Florida: Department of Revenue statewide assessment roll (NAL)
Source: floridarevenue.com, assessment roll and GIS data. The Department publishes the rolls "in compliance with chapter 119, Florida Statutes," and the files "do not contain confidential records, such as social security numbers and the records of property owners exempt from public records disclosure under section 119.071." Chapter 119 makes every state, county and municipal record "open for personal inspection and copying by any person" (s. 119.01, s. 119.07).
License: none stated by the agency. The right to copy is the public records right, with no purpose test and no resale restriction; nothing on the agency's page grants or denies redistribution. What the file lacks: owners exempt from disclosure under s. 119.071 are not in the public roll, and the Florida file carries no acreage field. Accuracy: the Department publishes no warranty; the county property appraiser is the record of truth for any single parcel.
Connecticut: statewide CAMA and Parcel Layer
Source: CT Geodata Portal, Connecticut CAMA and Parcel Layer, collected by the CT GIS Office "as required by C.G.S. Sec. 4d-90-92 and C.G.S. Sec. 7-100L."
License: CC0 (public domain dedication), stated in the dataset record and mirrored on data.gov as "Creative Commons CCZero." Commercial redistribution is expressly permitted. Disclaimer, verbatim: "The State of Connecticut assume no legal responsibility for the information contained herein." What the file lacks: the state file has no owner mailing ZIP, and some towns publish no parcel ID; each town page says which before you buy.
Vermont: statewide standardized parcel data (VCGI)
Source: Vermont Open Geodata Portal, VCGI statewide parcel data, joined to the town grand list. VCGI describes it as "freely available" and "a reference index of property ownership."
License: no license named. The agency's license field is a use limit and a warranty disclaimer, verbatim: "This data layer is not a legal survey. It is not a legal conveyance or description of property and is intended for planning purposes only. VCGI and the State of VT make no representations of any kind, including but not limited to the warranties of merchantability or fitness for a particular use, nor are any such warranties to be implied with respect to the data." Redistribution is not addressed either way. Do not use a Vermont file for boundary, survey or title purposes.
New Jersey: MOD-IV composite parcel file (NJ Office of GIS)
Source: NJOGIS, Parcels and MOD-IV composite, distributed under the State's Legal Statement and Disclaimers, which say "anyone may view, copy or distribute State information found here without obligation to the State." NJOGIS asks that it be acknowledged on derived products, and it is, in every README we ship.
License: copying and distribution permitted by the State's conditions of use; not limited to non-commercial use. What the file lacks: "OGIS has redacted owner names from this database" under P.L. 2020, c. 125, so a New Jersey file has the mailing address the tax bill goes to and no owner name. Verbatim use limit: "The data layer(s) in this service are not survey data and must not be used as survey data." The State disclaims all warranties and all liability for reliance on accuracy or timeliness.
What this means for you
No source restricts resale; Connecticut and New Jersey grant it in writing, Florida and Vermont rest on the public right to copy and on the agency publishing the data freely. Every agency disclaims accuracy, and so do we: a file is the record as the agency published it on the pull date printed on its page, checkable row by row against the county, town or municipal record, and never a survey, a title search or a consumer report. The README inside every zip repeats the source, the filter and this disclaimer.
